This Victorian House was a new purchase with need for update and renovation. The house had a ground floor bathroom off the kitchen, cold old and inefficient. We were asked to look at the space and recommend a new open plan living space and a new location for the bathroom. We suggested a large open plan kitchen and rear garden room extension with doors opening wide straight out to the garden. The previous small entrance was made a grand entrance with high double doors leading into the reception room. It divided the staircase and main door and entrance to the basement from the main house, compact and warming.
The kitchen and bathroom space was demolished, and with planning approval, a new extension to the rear was created as a garden room. The kitchen was planned to be central to the space leading to both the double reception to the front and rear garden room with vaulted ceiling and roof lights to the left adding to the extra light the client needed.
Seamless flooring across the ground floor was an innovative Far Infra Red system built into the floor boards them selves, taking up no space and heating you, not the empty space, cost effective and efficient. The bathroom was moved to the first floor into one of the bedrooms which still allowed space to create 2 loft bedrooms when the client was ready.
A large soaking tub central to the wall with integral taps was a must have for the client. A large walk in Rain shower with fully tiled walls and led lights was luxury she craved, as was a large basin in her favourite colour green. The bathroom was well planned large and had views over the garden.
The basement was tanked and cleared to create a bright Utility room and storage space.
